Tenants don't usually spend a lot of time thinking about agents, usually they find the property they want to live in and just have to put up with the agents they rented the house through. We want to see this change, we want to give tenants and applicants more choice and more power to decide which letting agent to be with. We like to think that if we advertising a property along side another agent and the applicant found both our adverts that the applicant would contact us for the viewing and would eventually sign with us as they would personally be saving on admin and renewal fees (aAll detailed below). We like to make sure we provide all the information we can to potential tenants, so we often enquire with the council and local people to find out everything our applicants may want to know. We make all the photocopies you need, and accept payment with BACS or Online Transfer so you don't need to spend money on card charges or to pay for a cashiers cheque. We have an online tenant account where you can check when your rent is due, when last you paid, and any outstanding maintenance issues can be reported and tracked online as well! This doesn't mean we don't give a personal service in our office or on the phone, we still do all that, the online account is so you have even more choice as to how you want to deal with your letting agent. Tenant Fees: Admin Fee: £100 per person over 18: This fee is to cover the cost of all the administration involved in checking that you are the right tenant for the property. This includes: collecting application forms, guarantee forms, work and personal reference forms and checking them to make sure they are genuine. Taking copies of all your documents and recording them on our system, preparing and sending off all the documentation and sometimes to help towards the cost of securing your deposit in line with Government legislation. Renewal Charge: To renew a contract for 12 months or more - £50 To renew a contract for 11 months or less - £100 Guarantor Admin Fees: We have to charge a fee of £50 per guarantor as there is a lot of administration and referencing involved for each of them as well. We need to meet with them, get copies of their ID documents and proof of address, and then enter into a legally binding agreement with them. For this reason there is a fee of £50 per guarantor. External Referencing Fees: If your landlord has requested a premium tenant who would pass the requirements for Rent Insurance then you may be required to pay an additional referencing charge. Late Rent Charge: £25 If your rent is not in our client account by 00:00 on the morning of the date of your contract we will have to charge you this fee. We need to make sure that your rent is paid to your landlord as soon as possible and the bank takes time to transfer money so we suggest that all Standing Orders or online payments are made a few days before the rent due date just to be safe. (If you are persistently late with your rent this charge will start to get higher until you have learnt to pay on time.) Note: There is a lot in your contract about late rent, and interest as well. Please ask staff for more details if you're confused but we hope you don't intend on being late with the rent! Inventory Fees: Most properties will need a full external inventory and check-in, for this the tenant is usually expected to pay half. These vary in cost but for a small property the charge would be between £80-£100 and for larger properties may be as much as £200 depending on size and furnishings. This cost is paid by Let Me straight to the provider and we do not make any money off inventories, this is just a service offered to our Tenants and Landlords to protect both of their interests. (Please remember one of these is needed at the start and end of your tenancy and you are only expected to pay for the starting one, your landlord will pay for the ending inventory. We also do regular inspections during your tenancy, and will provide you with a letter noting any issues we found. For more info email us on:
