Becoming A Let Me Landlord: - Onsite Valuations and rental advice - Provide HMO advice - Provide Advice on Safety Regulations Advertising: - Professional Wide Angle Photography - Most Detailed Lettings Brochure - Website Advertising - Prominent Professional “To Let” Board - Accompanied Viewings Renting: - Fully Vetting and Referencing all Tenants - Creating, Signing, and recording a legal Tenancy Agreements - Deposit Protection* (Insured at a cost of £45 with “MyDeposits”) - Arranging “Move In” Day - Keys, Meter Reading, Signing of Inventory, etc Rent Collection: - Collecting Rent - Paying it to you within 5 Working days of getting it - Chasing arrears should they arise in the following ways: - Txt Messaging - Phone Calls - Email Messages - Letters detailing arrears - Legal Warning Letters - Personal Visit from Let Me Staff to discuss the issue - Online Landlord Account to login to Let Me: - Online Access to rent records, important documents, etc - Emailed monthly statements (Optional at no extra cost) - Emailed Invoices when rent or contractors are paid - Renewal of Tenancy Agreement or Re-Advertising Property should tenants not renew

Your Responsibilities: (not included in our rent collect service) Periodic Inspections Coordination of Property Maintenance (no extra commission earned!) Arranging “Move In” Day - Keys, Meter Reading, Signing of Inventory, etc Issuing Section 21 Vacation Notices should the tenants not renew (We’ll do this for free for you if you use us to advertise the property for re-let) Arranging “Move Out” - Keys, Meter Readings, booking inventory, etc) Arranging Cleaning, Repairs, safety checks, etc Dealing with any Deposit Dispute Resolution
